She reads what you have and, where it's needed, goes to the association for what she can't see from the policy alone. This is the part that takes time.

You get a plain answer with what she found. Whether anything changes is your call, and often the answer is that nothing needs to.

Why local and independent
An agency tied to one company can only give you that company's answer. An independent one compares, and at renewal that's the difference between moving a policy and arguing with the only option available. Local matters the same way: what carriers ask of a building in Brickell isn't what they ask two counties north.
You already bought the insurance. The question now is whether it still fits the building.
If you don't live in Miami
Most of the owners Romina works with are somewhere else. She works in English, Spanish, Italian, and Portuguese, sends and receives documents by email, and schedules calls around the time difference rather than around Florida office hours. Owning here from somewhere else is the norm in this market, not the exception.
Questions about the review
- What does the review cost?
- Nothing, and keeping your current policy costs nothing either. The agency is paid by the carrier when a policy is placed, which is how insurance agencies generally work.
- Do I have to change anything afterward?
- No. A review that ends with you keeping the same policy is a normal outcome rather than a wasted afternoon: you know what you have and why. Nothing changes unless you ask for it.
- What do I need to get started?
- The form below is enough. Don't upload or email documents yet. If Romina needs your declarations page or something from the association, she'll ask for it directly.
- Is this the same as asking for a quote?
- No, and the difference matters. A quote starts from nothing and ends with a price. A review starts from the policy you already have and ends with an explanation of it. If you don't have a policy yet, a quote is what you want.
- I don't live in Miami. Does that change anything?
- It's common for owners here to live abroad or in another state. Everything runs by email and scheduled calls, on your time zone, in English, Spanish, Italian, or Portuguese.
- When will I hear back?
- Messages sent at night or on the weekend get read the next business day. If it's urgent, calling is faster than writing.
